Level 2
Focused and proportionate
Level 2 Home Survey
A Level 2 Home Survey is intended for many conventionally constructed houses,
bungalows and flats that appear to be in a reasonable condition and have not been
extensively altered. It provides a clear overview of the property's condition,
identifying significant defects, areas of concern and matters that may affect your
decision to proceed with the purchase.
What the inspection and report cover
-
A visual inspection of the accessible internal and external parts of the property,
including the roof space where safe and practical access is available.
-
An assessment of the principal building elements, including roofs, walls, windows,
floors, ceilings, joinery, drainage arrangements and visible parts of the services.
-
Condition ratings that help distinguish between routine maintenance, defects
requiring repair and matters needing urgent attention or further investigation.
-
Clear commentary on significant defects, safety risks, moisture-related concerns,
evidence of movement and repairs that could involve substantial cost or disruption.
-
Practical recommendations, supporting photographs and advice on which specialist
contractors or further investigations may be required before exchange of contracts.
Who it is generally suitable for
This survey is commonly suitable for standard properties of traditional construction
that are reasonably maintained, readily accessible and not showing widespread or
complex defects. It can provide an excellent balance of detail and cost where a more
extensive analysis is not justified.
Important scope note
The inspection is visual and non-destructive. Concealed areas are not opened up,
furniture and fitted finishes are not removed, and services are not formally tested.
A Level 2 report is not intended to provide exhaustive construction analysis,
detailed repair specifications or a schedule of every minor defect.
Valuation and insurance reinstatement cost
A market valuation is not included. This helps keep costs and overheads low so that
a detailed professional survey can be offered at a competitive price. A reinstatement
cost assessment for buildings-insurance purposes can be added for a small additional
fee. This is an estimate of rebuilding cost and is not a market valuation.
Level 3
Most comprehensive
Level 3 Building Survey
A Level 3 Building Survey is the most detailed form of pre-purchase building survey
offered on the website. It is designed for properties where a deeper understanding of
the construction, condition, defects and likely repair implications is required. The
report goes beyond identifying a problem by discussing its probable cause, potential
consequences and the most appropriate next steps.
What the inspection and report cover
-
A comprehensive visual inspection of all safely accessible parts of the building,
grounds, roof spaces, outbuildings and relevant external features within the agreed
scope of the instruction.
-
Detailed commentary on the form of construction, materials used, alterations and
the way different parts of the building interact or may have performed over time.
-
Analysis of significant defects, including likely causes, severity, consequences,
repair priorities and the risks of delaying appropriate remedial work.
-
Consideration of issues commonly affecting older or complex buildings, including
moisture movement, timber decay, structural movement, roof defects, incompatible
materials, inadequate ventilation and historic alterations.
-
More extensive repair and maintenance guidance, together with recommendations for
specialist investigations, opening-up works or professional advice where the cause
or full extent of a defect cannot be confirmed visually.
-
A detailed photographic record to support the written findings and help you identify
the locations and significance of the matters discussed.
Who it is generally suitable for
A Level 3 survey is normally recommended for older, large, extended, converted,
listed, unusually constructed or poorly maintained properties. It is also appropriate
where substantial renovation is planned, visible defects are present, or you simply
need a more detailed understanding of the building before committing to the purchase.
Important scope note
Although significantly more detailed, the survey remains primarily visual and
non-destructive unless separate opening-up work has been expressly agreed. It does
not include formal testing of services, structural calculations, laboratory analysis
or a contractor's specification and quotation. Where these are needed, the report
will identify the appropriate further investigation.
Valuation and insurance reinstatement cost
A market valuation is not included. This helps keep costs and overheads low so that
a highly detailed professional survey can be offered at a competitive price. A
reinstatement cost assessment for buildings-insurance purposes can be added for a
small additional fee. This estimates the likely rebuilding cost rather than the
property's market value or agreed purchase price.
